The building maintenance manager will handle the maintenance of facilities and equipment, including preventive maintenance, planned and urgent repair needs. When necessary, assist other staff members in housekeeping, maintenance, and groundskeeping. This may involve performing or organizing/supervising a variety of remodeling/repair/improvement tasks. Provides counsel to management regarding facility issues. Handle and/or supervises snow removal and landscaping and irrigation. Being able to remain “on call” outside business hours may be needed for responding to “after hours” facility emergencies.

Responsibilities
- Respond to emergency/planned request for facility and equipment repairs
- Oversee exterior maintenance for safety including the clearing of snow and ice from parking lots, entrances and sidewalks, lawn care, and pedestrian walkways
- Maintain boiler and related infrastructure. Perform required testing and keep logs
- Maintain accurate documentation of building plans and blueprints properly
- Keep inventory organized, stored, and accounted
- Handle supply-management for repairs renovations, janitorial work, and office supply
- Build relationships with vendors, request, analyze, and negotiate the best prices for contract bids. Work with management for approvals after presenting plans and acquired bids
- Track expenditures, evaluate and submit cost-reduction proposals to management
- Perform regular inspections of facilities and equipment in addition to resupplying inventory locations throughout
- Ensure outside contractor safety tests are performed to satisfaction. Keep records of fire and burglary alarm system conditions
- Develop and implement auto-scheduled preventative maintenance schedules
- Keep clean and organized work environments at all times
- Supervise housekeeping staff to ensure the quality of work (interior and exterior)
- Provide service with a positive attitude, especially when handling repair requests for tenants leasing space from the facility
Required Qualifications
- High School Diploma or GED
- 3+ year’s experience of commercial-use building maintenance
- At least 1 year’s experience with project management and coordination of large repairs and regular maintenance
- Ability to finish tasks independently and timely.
- Moderate skill-level using MS Excel and Word
Preferred Qualifications
- Bachelor’s Degree
- Certifications in Plumbing, HVAC, Electrical
- 5+ year’s experience of commercial-use building maintenance
- Experience using software for task management, documentation, and accounting
